What is your commission?
In BC, total commission is typically 7% on the first $100,000 and 2.5% on the balance plus GST — split between the listing side and the buyer's agent. About 53% of my side covers your professional photography, video, drone, floor plans, MLS marketing, social ads, and brokerage fees. The remainder goes to the agent who brings your buyer.
What other costs should I expect when selling?
Beyond commission and GST on commission, plan for: legal/notary fees (~$1,000-$1,500), mortgage discharge fees (if applicable), prepayment penalty (if applicable), property tax adjustments at closing, and any pre-listing preparation expenses (paint, repairs, staging). I'll give you a realistic estimate at our consultation.
Do I need a Property Disclosure Statement (PDS) in BC?
You're not legally required to complete one, but it's become standard practice in BC. Almost every buyer will expect a PDS before making an offer, and refusing one tends to create suspicion. I'll walk you through every line.
