The Fraser Valley housing market remains firmly in buyers' territory this summer, with prices continuing to ease and inventory sitting well above historical norms. Benchmark Prices Continue to Soften
As of June 2026, benchmark prices across the Fraser Valley sit roughly 26% below their 2022 peak. Single family detached homes carry a benchmark price of $1,350,200, down 1.2% from May and 7.7% year-over-year. Townhomes sit at $764,100, down 0.7% month-over-month and 7.3% year-over-year. Apartments and condos are at $476,400, down 1.5% from May and 9.1% compared to last June.
A Buyer's Market, By the Numbers
The FVREB recorded 1,147 sales in June 2026, up two per cent from May but four per cent below June 2025. New listings totalled 3,303, roughly flat month-over-month but nine per cent below last year's pace. With a sales-to-active-listings ratio of about 10 to 11 per cent, well under the 12 per cent mark that typically signals a balanced market, and active listings running 45 to 50 per cent above the 10-year seasonal average, buyers have more room to negotiate than they've had in years.
